COST ESTIMATING

Construction Estimates and Budgets
North Bay provides professional cost estimating services at all stages of design for any type of vertical construction project, public or private. Led by two Principals with extensive backgrounds in architecture and construction, North Bay is adept at working with architects and engineers to develop realistic budgets at even the earliest design stages.  Rather than simply delivering a cost estimate right before bidding a project as a formality, we prefer to work with our clients throughout the design process.  This assists our clients with achieving their design vision within the building owner’s budget.

Parallel Estimating
For public and private projects, North Bay has provided parallel estimating services for comparison with General Contractor’s bids as well as Construction Manager’s or CM/GC’s Guaranteed Maximum Pricing (GMP).

Capital Planning
North Bay also works directly with building owners, facility managers and physical plant staff to develop long-term capital planning budgets as well as short-term repair and maintenance priorities. We have worked with colleges and universities as well as private developers on long-range planning prior to their engagement with designers.

3^rd Party Litigation or Insurance Claim Support
North Bay provides litigation support through a party’s legal representation when there is a monetary dispute over the completion of a construction project. This includes monetization of punch list work to be performed, review of change order pricing and expert witness services.

For lenders and insurance companies, North Bay can review replacement cost and insurance claims for repairs or replacement.
